Provide valuation of real estate holdings for lenders, lien holders, asset management companies as well as owners and investors.
Automated Valuation Model - AVM

A service that uses mathematical modeling to value properties. The majority of automated valuation models (AVMs) compare the values of similar properties at the same point in time. Many appraisers, and even Wall Street, use this type of model to value residential properties. It is used to evaluate risk.
Broker Price Opinion - BPO

The estimated value of a property as determined by a real estate broker or other qualified individual or firm. A broker price opinion is based on the characteristics of the property being considered and compares and contrasts the subject to the listings and recently sold comparables. It is used to evaluate risk, determine loss mitigations in a short sales, pre and post foreclosure, and REO sales.
Comparative/competitive Market Analysis - CMA

The estimated time to sell and values are arrived at by comparing similar properties that have sold in “arms - length” transactions, attention to condition and repairs required to determine a best practice in the sales process for the owners of the property. Our re-sale market is extremely competitive. There will be a sales time line for 30, 90, 120 + days. Included in the report.
Market Value Analysis - MVA

The 21st century has seen multiple challenges to the real estate industry, most notably a housing boom and rising property values in the early 2000s. This has been followed by economic decline, mortgage defaults, and a very unsettled market place that has only recently begun to stabilize. Determining a property’s value depends more than ever on professional expertise and competence.

We utilize the best resources and technology, in our commitment to determining the market value analysis (MVA) of a property. Using an unbiased approach to value, we have no future agenda or contemplated interest in the property. Our evaluation is truly unbiased.

An MVA is an estimate of the probable selling price of a property. The price typically is expressed as a range rather than a single quantity.
Property Condition Check - PCC

Property that needs to be verified for occupancy and condition. Typically this report is done for pre-foreclosure, short sale, and insurance claims.
Relocation - REL

This is for relocation and transferees to utilize the Broker Market Analysis and the BMA forms. This is used in conjunction with a certified appraisal when a relocation third party company is making a decision on buying the property so that the employee can move forward.
Real Estate Owned - REO

Property owned by a lender - usually a bank - after an unsuccessful sale at a foreclosure auction. This is common because most of the properties up for sale at these auctions are worth less than the total amount owed to the bank: the minimum bid in most foreclosure auctions equal will be two thirds of the appraised value by the Sheriff’s department the lien holder(s) usually will bid the outstanding loan amount, the accrued interest and any fees associated with the foreclosure sale.
Short Sale Solutions - SSS

Home owners, lenders and other lien holders use BPO’s in the decision making process as well as on-going BPO’s to determine the marketing strategy of a property that is in default. The BPO along with the appraisal results will help set the recommended list price. Stake holders in this process require in some cases 3- 5 unbiased opinions.

The proper price should be fair market value. Fair market value is the price a buyer will pay and a seller will accept for a property under reasonable and ordinary conditions. We use local MLS and RPR as well as county auditor data to reach the conclusion of value.

Our education business (Quest for Success) was established in 1988 and we have trained thousands of Ohio real estate agents and brokers. After certification, they are able to provide clients with high-quality reports that assist in the decision making process with regard to refinancing, short sales, loss mitigation and deed in lieu of foreclosure.
